When you are budgeting for a property purchase, it is completely natural to look for ways to keep costs down. Deposits, surveys, mortgage fees and removal costs all add up quickly, and conveyancing can feel like an area where savings are there to be made. But choosing a solicitor based on price alone is one of the most common mistakes buyers make, and it is one that can cost far more than the saving was ever worth.
The first thing to understand is that not all conveyancing quotes are telling you the same story. Some firms quote a headline figure that looks attractive but excludes a range of additional charges that only appear later in the transaction. Administration fees, mortgage handling fees, electronic transfer fees and identification checks can all find their way onto a final bill that looks very different to the one you signed up for. Before instructing anyone, it is worth asking exactly what is and is not included, so that you are comparing like with like.
Beyond the numbers, there is the question of communication. For most buyers, the most stressful part of buying a property is not knowing what is happening. A purchase involves multiple parties working to different timescales, and when updates go quiet, anxiety tends to fill the gap. A solicitor who is accessible, proactive and willing to explain what is happening at each stage makes a tangible difference to the experience, not just the outcome.
It is also worth understanding how some firms are able to offer very low prices. Large volume conveyancing operations can keep costs down by handling a significant number of transactions at once, but that model can sometimes mean individual files receive less attention, particularly when complications arise. And complications do arise. Issues with searches, leasehold arrangements, planning permissions, rights of way or mortgage requirements are not unusual, and when they do emerge, having an experienced solicitor who can work through them calmly and efficiently matters enormously.
Delays have consequences too, and they are not always obvious until they happen. Mortgage offers can expire. Completion dates may need to be rearranged. Other transactions in a chain can be affected by a hold-up that could have been avoided with better organisation or earlier action. Choosing a solicitor who manages their caseload carefully and stays on top of the detail reduces the risk of disruption at the worst possible moment.
The real measure of value in conveyancing is not the headline quote. It is the experience you have throughout the transaction and the confidence you feel when you reach the other side of it. A slightly higher fee at the outset, paid to a firm that communicates well, knows what they are doing and treats your purchase as a priority, will almost always represent better value than the cheapest option on a comparison site.
