    New Build Plot purchases

    We have acted for people buying new homes in the South East and London for over 20 years. Buying a new build property is different from buying from an individual. Many new build properties are sold “off plan” during the construction stage with buyers often having only seen the show home. Unlike most solicitors, we are very familiar with the concept and have helped thousands buy their new build property.

    We are regularly recommended by developers so it is likely that we would have already acted on other properties on the development where you are buying. This means you will benefit from our existing knowledge of the site and the contractual documentation and our existing relationship with the developer and its solicitors. As a result of this, your fees will be less. You will also be on a tight deadline to exchange and our experience will enable us to help you meet it if you are able to.

    Help to Buy Scheme

    One way to join the property market is through the Government Help to Buy scheme with an equity loan. These loans are only available for new build properties. Our new homes team have acted for purchasers of new homes for over 20 years and we will help you understand the terms and details about the Help to Buy Scheme.

    As a first time buyer, you can also purchase any property with a Help to Buy ISA. Please note that Help to Buy ISAs closes to new savers on 30th November 2019. However, if you have a Help to Buy ISA prior to this date. You will be able to keep saving until November 2029 and claim your cash bonus from the Government until November 2029 towards the purchase of your property.

    After 30th November 2019, this scheme is replaced by the lifetime ISA for first time buyers although saving for retirement. Often called a LISA. This is a similar product, but with more complex rules. Please seek advice from your independent financial adviser.

    Buying at Auction

    Buying a property at auction involves acting at speed. Once your bid is accepted you are bound to purchase the property on the terms of your bid and the contract. At the fall of the hammer, you have exchanged contracts and 28 days later, you must complete or risk losing your deposit.
